The real estate industry in Tulum is undergoing a period of adjustment that is already being reflected in the departure of numerous sales agents, particularly those who arrived during the sector’s boom without the necessary preparation to face more complex scenarios.
According to Manuel Cano, a real estate agent, the current slowdown in transactions has tested the capacity and professionalism of those who make up this market. He explained that, after years of high demand, Tulum attracted a large number of agents from outside the area who sought to take advantage of the destination’s dynamism.
“Given the high demand we experienced in previous years, there was an influx of real estate agents from outside the area. Now there has been an exodus, and of course, those who are not prepared are not ready for the demands of the professional real estate sector in Tulum,” he noted.
The interviewee emphasized that many of these new entrants entered the market as brokers or administrators without sufficient experience, which is now resulting in difficulties adapting to a less favorable environment. He said that the market itself has begun weeding out those who do not meet current standards.
“People who came looking for opportunities as brokers or administrators are now leaving because the market demands professionalism. The real estate sector is demanding more, and not everyone is prepared for that,” he stated.
He maintained that current transactions require greater legal, financial, and commercial knowledge, as well as more robust strategies for closing sales. The period of rapid growth is over, giving way to a dynamic where experience and training are crucial.
He believes this reconfiguration of the sector could lead to a more stable and reliable market in the long term, where only the best-prepared professionals remain, able to respond to the new conditions of the industry.
