In the first half of the year, national housing costs increased by 9.5%. Quintana Roo ranks second with a 12.7% increase, while Campeche is also above average at 10.7%, and Yucatán at 9.6%.
At the municipal level, Cancun, Playa del Carmen, Campeche, and Kanasín stand out with levels above 10%. According to the Federal Mortgage Society (SHF) Housing Price Index, Baja California Sur leads at the state level with a 14.7% increase, and its tourist destinations La Paz and Los Cabos have the highest growth rates (14.9% and 14.5%, respectively).
Tijuana, in Baja California, ranks third with 13.1%. Quintana Roo, with destinations Cancun and Playa del Carmen, follows as the second state, with Benito Juárez and Solidaridad municipalities experiencing increases of 13% and 12.6%, respectively.
In Campeche, the capital city has the highest increase at 11%, followed by Ciudad del Carmen at 10.8%.
In Yucatán, Kanasín, a neighboring municipality to Mérida, saw housing costs (both new and used) rise by an average of 10.2% in the first half of the year compared to the previous year, while Mérida experienced a 9.7% increase.
The SHF New Housing Index showed a national variation of 10.1%, while the index for used housing increased by 9 points during the first half of 2024.
In the annual comparison between the first half of 2024 and the same period in 2023, the SHF Index recorded above-average appreciation rates in 40 municipalities and below-average rates in 34 municipalities.
