Isla Blanca: Road Expansion to Benefit Over Three Thousand Hotel Rooms

The project announced by the federal government is very ambitious, and several lots are already being sold.

The federal road construction project in Isla Blanca will benefit sector five, according to the Partial Urban Development Plan, which has a capacity of over three thousand hotel rooms and homes, as per the regulations on which the medium-term infrastructure will be based, announced the owners who are already proclaiming the sale of lots and land in that area.

This sector comprises a total of 276,068 hectares of surface area, of which 269,043 will be used for 2,099 hotel rooms and nearly a thousand homes, according to the document, which is in the process of being renewed after its review by the end of 2024 and early 2025, according to municipal sources, following a one-year delay.

According to the Environmental Impact Statement (MIA) of the Secretariat of Environment and Natural Resources (Semarnat), it is intended to construct 2,719.44 meters from the Costa Mujeres road, at the height of the Riu Dunamar hotel, to the Angostura where Acapulquito beach is located, with a federal investment of 2.7 billion pesos.

This project includes rehabilitating the entire access to Costa Mujeres, from Bonampak to López Mateos Avenue, and connecting the mentioned section for a total modernization of 25 kilometers, as announced last week during her inauguration by President Claudia Sheinbaum.

The Partial Urban Development Plan of the Chacmuchuch Peninsula contemplates a total surface area of 2,369.98 hectares for development, distributed in seven sectors, with a total capacity of 56,017.36 rooms and a thousand homes. In reality, according to the official version, less than 50 percent of that hotel capacity would be allowed, hence the mention of 25,000 in total for the project.

There is already development in the first four sectors where the lodging centers are located, from the north of the El Meco archaeological zone to the last hotel in Costa Mujeres.

There is still enough space to grow, as it will have 10,000 rooms next winter, but it has a capacity for 42,277.8 in total, according to the sum of each sector, according to the density marked by the municipality’s PDU.

Growth of Isla Blanca

After the road work, the construction of a 1.2-kilometer bridge in the Angostura will be pending to promote the development of sector seven, the most extreme part of Isla Blanca, as no development is allowed in sector six, but it will support a maximum of 11,640.3 rooms.

Additionally, a 10.4-kilometer land route will be needed to connect the northern part where it forks in the last kilometers. This project would remain for the next federal administration, although the owners do not rule out addressing the design in the second half of the current government, due to the increasing tax collection implemented by the Federal Treasury, said some of their representatives who are already developing investments.
