With ocean view properties at compelling prices, it’s no wonder that is a rising demand from Americans in relocating to Cancun. While there is no shortage of real estate agents ready to offer their services, there is a concern regarding how many of those “agents” are in fact licensed to sell.

Cancun association concerned 95 percent of real estate “brokers” unlicensed

The official real estate association of Cancun reports that there are currently 3,500 offering real estate services, out of which only 5% are duly certified.

Lemus Mateos said that being a real estate professional requires the management of many socio-economic and legal disciplines necessary for the closing of any operation.

However, according to Quintana Roo state law and regulations regarding real estate services, only those certified under SEDATUS (Secretaría de Desarrollo Territorial Urbano Sustentable) are legally allowed to provide real estate services.

Head of the Board, Miguel Ángel Lemus Mateos, noted that special attention will be provided on this issue, as the board looks to properly train the individuals this year.

He made the announcement as the state revealed a recent increase in Americans relocating to Cancun.

Accordingly, Mateos said that the role of a real estate professional requires extensive knowledge of socio-economic and legal disciplines. He added that failure to obtain proper licensing before selling real estate would result in penalties.

“At this time, we have 160 advisers who are approved with the requirements requested by the government agency of SEDATUS, hence the importance of this year, through training, there are more real estate professionals officially validated. Otherwise, the authority will begin to demand accreditation, and those who do not have it will be sanctioned,” said Mateos.

He mentioned that at present, there are 35 companies that have full accreditation, 11 of which are in Cancun, 15 in Playa del Carmen, five in Tulum, two in Cozumel, one in Puerto Morelos, and one in Isla Mujeres.
