The Mexican Association of Real Estate Professionals (AMPI), Cancún chapter, issued a statement regarding the tragic collapse of a structure at the Aqua Cancún residential complex, which resulted in the deaths of two people and injuries to several workers.
The organization clarified that the collapsed entrance structure was not built by the complex’s management, but rather by an external private contractor.
Dafne Fuentes Trujillo, president of AMPI Cancún, explained that the exclusive residential development operates under the Aqua Community civil association.
She explained that the replacement of the entrance structure was a project presented by a third party and approved democratically through an internal vote at a homeowners’ association meeting.
The real estate leader emphasized that the determination of responsibility is based on both technical and legal grounds. According to current regulations, the strict obligation to process, obtain, and validate building permits, as well as to guarantee civil protection measures on-site, falls entirely on the private contractor selected to carry out the work.
“The State Attorney General’s Office is working on the case, investigating. Vague information cannot be disseminated, much less should blame be assigned.”
“It was an accident that could have been avoided, but unfortunately, it was not intentional,” Fuentes Trujillo pointed out.
She also noted that since its founding in 2007, the residential complex had operated without incident or any other problems of this nature.
The AMPI leader expressed her deep concern about the disinformation campaigns and speculation that have flooded digital platforms.
She warned that unjustified media attacks directly damage the assets and property values of Aqua residents and generate a negative ripple effect on other residential developments in Cancún.
“All the attention is focused on Aqua, even though there have been incidents in other parts of the city. Whether due to political reasons or a desire to undermine established developers, the focus is solely on this residential complex.
“There should be greater oversight of these types of projects by the authorities,” she stated.
Finally, the real estate market specialist clarified a critical point regarding construction risks: having the required government permits is essential to begin excavation or assembly, but this does not exempt a project from human error or unforeseen events if the contractor does not properly supervise the materials and the quality of the work.
