With population growth three times the national average, Quintana Roo remains one of the most dynamic states in Mexico, driving the expansion of housing, tourism, and hotel infrastructure. Within this context, Costa Mujeres is consolidating its position as the new development hub of the Mexican Caribbean, highlighted Miguel Ángel Lemus, president of the State Association of Real Estate Developers.

According to Lemus, this area, located north of Cancún, currently registers high hotel occupancy rates and boasts modern tourism infrastructure, making it a strategic area for attracting investment and sustaining growth in the sector.

However, the business leader warned that the main challenge will be meeting the demand for worker housing required to operate the more than 20,000 hotel rooms planned for Costa Mujeres.

According to industry estimates, each hotel room generates between 1.5 and 2 direct jobs, which could translate into the arrival of up to 200,000 additional residents in the coming years.

This scenario raises the urgent need for housing, urban services, and efficient mobility to ensure orderly growth.

Given this situation, the Secretariat of Sustainable Urban and Territorial Development (SEDETUS) is already preparing a medium-term plan that seeks to respond to the demands for housing and social infrastructure in the area, with the goal of avoiding imbalances between tourism expansion and the needs of the population.

Given this situation, Costa Mujeres is not only emerging as a driver of tourism growth in Quintana Roo, but also as a challenge in terms of urban planning and sustainability. The destination’s success will depend on achieving a balance between attracting investment and creating decent conditions for workers and their families, thus consolidating a comprehensive development model for the Mexican Caribbean.
